Access: There is access to the land lot from Lazdu iela street owned by the municipality, which has asphalt surface. Public transport: Bus stop – 1 km; train station “Salaspils” – 2 km. Description: The parcel is partly flat terrain, with trees and shrubs on the parcel, a forest. At an industrial territory, on each land unit, it is allowed to construct one or several: - industrial manufacturing buildings; - reservoirs, bunkers, silos and warehouse buildings; - elevator – warehouse company buildings; - car parks; - industrial manufacturing buildings intended for car repair workshops or car washes. The following building requirements are observed at industrial territories: - maximum building height is 15 metres from terrain level on the façade or entrance side of the road to the roof ridge or the highest side of the parapet (for flat roofs) if another height is not determined by technological necessity; - maximum number of levels is 4 levels if another building construction principle is not determined by technological necessity; - maximum building intensity of the land unit does not exceed 150%; - free territory – 10% from the land unit area; At an industrial territory, a land unit may be isolated with a dense non see-through fence, the height of which does not exceed 2.2 metres. At a forest territory: - The primary use framework allows the construction of buildings related to the improvement of the public outdoor space, as well as the buildings named in the paragraph of these binding regulations; - The secondary use framework allows the construction of buildings named in the paragraph of these binding regulations. The construction of the following is allowed at a forest territory: - Buildings and engineering constructions related to forest management; - Engineering constructions related to hunting; - On one land unit, the construction of one hotel, restaurant, café, and bar with the total area no more than 400 m2 and no more than two overground levels with the construction of the roof; - Engineering constructions related to tourism. The area of a newly created land unit is at least 4 ha. Building construction is prohibited at the forest territories in locations specified in the graphic part of the “Protective Zone and Risk Territory Map” – in nature protection areas. 64 forest territories – areas along motor roads, allow the construction of a retail and service object, including a gas station, with a detailed plan designed. |
