    The land lot is located in Salaspils municipality, northeast part near railroad and borders with Miera iela street (asphalt surface). Distance to A4 – 3,1 km, to A6 – 2 km, to Salaspils town centre – 2.3 km.

    Access:

    There is access to the land lot from Miera iela street owned by the municipality, which has asphalt surface.

    Public transport:

    Bus stop – 0,4 km; train station “Salaspils” – 0,4 km.

    Description:

    The land lot has partially level relief (levelled). The land lot has trees and bushes.

    In a public building area, one or more of the following shall be permitted in each land unit:

    - the construction of office buildings;
    - the construction of retail buildings and structures (e.g. retail centres, department stores, separate shops, medicines used for fairs, auctions and exhibitions, captive markets or market pavilions, etc.);
    - the construction of a traffic and communication building;
    - the construction of multi-storey and underground parking areas for passenger cars;
    - construction of car parking lots;
    - the construction of building broadcasting activities;
    - construction of museum or library buildings;
    - construction of buildings of pre-school education institutions;
    - the construction of buildings for schools, universities and scientific research;
    - construction of buildings of medical treatment or healthcare facilities;
    - construction of cult buildings;
    - construction of police and fire-fighting services buildings;
    - construction of sports buildings;
    - the construction of sports structures other than car and motto tracks or the horse riding track;
    - construction of a restaurant, cafe or bar building;
    - construction of other objects of public interest;

     

    The following building requirements shall be observed in the public building area:

    - the area of the newly constructed unit of land shall be not less than 2000 m2
    - the minimum front of the unit of land is 15 metres
    - the maximum height of the building of 15 metres from the ground plantation mark on the street facade or entrance side to the roof or the upper edge of the parapet (reciprocally incorporated roofs);
    - the maximum number of floors - 4 floors;
    - the maximum building effort of the unit of land shall not exceed 150%;
    - free area: 10% of the area of the unit of land;
    - a free area where, in a unit of land, preschool buildings are not less than the floor area of that institution;
    - construction laide from the red line of the street - 3 metres;
    - construction laide from the red line of Main Street - 6 metres;
    - it is prohibited to ring-fence a unit of land, with the exception of buildings of pre-school education institutions, cult buildings or schools, universities and buildings intended for scientific research.

    In determining the permitted height of the fence, the requirements of the binding rules for the use of Salaspille territory and building shall be applied.

     

    In the technical building area, one or more of the following shall be permitted in each land unit:

    - the construction of a communication building, station, terminal and related buildings;
    - construction of garage buildings;
    - electricity supply buildings, boiler houses, pumps and compressor stations buildings, water purification, filtering and settling stations, closed transformer substation building, gas regulating station, gas construction of measuring stations, gas collection points;
    - water, oil, gas and other liquid chemicals reservoirs, bunker and silosu grains, cement and other dry bulk matter, cold store and construction of other specialised warehouses;
    - industrial buildings intended for car repair workshops, or car washhouse, construction;
    - all types of civil engineering.

    In technical building areas, a maximum height of 12 metres, if the relevant technical requirements for construction do not provide for more buildings maximum height.
